Exterior Paint Maintenance

Do you want your home exterior to look great between paint jobs? Of course! Who wouldn’t! Do you want your exterior paint to last as long as possible? Absolutely! I know what you’re thinking… Why the obvious questions? Well, there is a simple procedure that can provide both of these results, but very few people take advantage of it. What is it, you ask? … (waits for dramatic effect) … Exterior Paint Maintenance!

Maintaining your exterior paint will keep it looking great from year to year, and it can also extend the life of your paint for long beyond the normal life expectancy. Some painting contractors offer special paint maintenance programs, where they will come on a scheduled basis to perform regular paint maintenance. Another option is to take advantage of a Paint-for-a-Day program, where you hire a painter on a one-time basis to spend a day at your home, painting, and performing paint maintenance.

Exterior paint maintenance can also be completed by a homeowner, as long as it is done with skill and care.

What kind of maintenance can extend the life of my exterior paint?

Regular cleaning is one of the best ways to keep your home’s exterior paint looking great. Here in the Los Angeles area, we may not struggle much with exterior mold and mildew, but it can appear in some cases. More commonly, though, in southern California, we see a buildup of dust and contaminants coming from air pollution. Careful power washing of your exterior surfaces will keep your paint looking fresh and bright, rather than dull and dirty.

Caulking is another part of painting maintenance since caulk can dry and crack with age. Resealing your doors and windows with new caulk will help reduce your cooling bill, as your conditioned air is sealed inside. It also keeps out the occasional winter rains, and it improves the overall appearance of the house. While complete caulking is definitely not needed on a yearly basis, yearly inspections and touch up are definitely recommended for early identification of trouble areas.

Finally, touch up paint is also a good way to prolong the time between complete exterior repaintings. When a specific section of the walls or trim seems to be fading or showing signs of failure, it can be touched up locally, which will keep the home looking great and the paint performing well for an extended time.
